Creative Industrial Tenant Space

This industrial development was designed for the owner’s ability to attract tenants from the emerging cannabis industry and also a variety of ‘creative industrial’ tenants, who would need a large, flexible space for light manufacturing or assembly. Each unit also includes a small kitchen, break area and shower as well as access to a common outdoor social space. The building has a total of 44 rental units with a floor area of 3,360 square feet each. The total building area is 161,000 square feet. Each unit is accessed from a central outdoor service corridor – covered by a continuous glass roof. The second floor corridor is pulled away from the side walls and designed like a bridge, so that sunlight can filter down and illuminate the entries of the first floor units.
The main entry is at the east end and is combined with a flexible outdoor event space. A secondary entry is located at the west end and would primarily serve as a vehicle drop-off entrance. Two loading docks located on the north side lead directly to two freight elevators which have been located to conveniently serve each tenant space.
The most important idea behind the design was to create a sense of community among the tenants. The outdoor sunlit corridor as well as the large courtyard at the east end help to foster this sense of community by providing places for people to connect, interact, and perhaps share thoughts and ideas.
